Outpace isn't an agency you hand your account to and hope. It's two founders who lived the exact problem we now solve — one wired for real estate and capital, the other for marketing and growth. Pointed at the same target.

How Outpace started

We didn't find the problem.
We lived it.

We had complementary skills — William's in real estate and private equity, Lucas in marketing and brand growth. What we didn't have was the right thing to point them at.

The answer found us while we were apartment hunting. Building after building, the same wall: leasing teams that couldn't book a tour, wouldn't answer a question, didn't even have photos of the units. Real demand, sitting untouched.

It clicked in traffic one afternoon. Three weeks earlier we'd called a building we genuinely wanted to tour — multiple times. No callback. No text. No email. Then, out of nowhere, they finally rang: "Hey, did you still want to tour?"

They'd watched every missed call and waited three weeks to do the bare minimum. These teams weren't short on interest — they were short on the one thing we were both built for: turning attention into action. The gap in the market was the exact overlap of our two strengths. So we built Outpace to close it.

Lucas Frederick

I grew up in Orlando and moved to Miami for FIU, studying finance and international business. Somewhere in those four years I fell into content creation and management — and it stopped being a side thing fast. I learned the craft hands-on: building audiences, running growth strategy, testing funnels — figuring out in real time what makes people click, stay, and convert.

Then I lost a client. It forced a realization I'd been avoiding: I'd built my work around someone else's account instead of something that was mine. The income was real; the foundation wasn't. That was the turning point. Around then my best friend William moved in, and we went all in on a single idea — combine what each of us was actually built for. Two different engines, one operation.

The work happens to be exactly what I'm wired for: relentless about getting things done, quick to build relationships that last, and always generating new angles as the internet shifts under everyone's feet.

William Bollanga

I grew up in Orlando and moved to Tampa for the University of South Florida, where I studied real estate finance. The more I learned, the more the industry pulled me in — how capital, strategy, and decisions come together to grow a firm. The summer before senior year I landed a real estate private equity internship, and it deepened my appreciation for the operational side: growth isn't just the balance sheet, it's consistently filling units and keeping leasing momentum alive.

Near the end of college I discovered the missing piece — marketing. Multifamily real estate lives and dies by its ability to generate qualified leads and fill vacancies, and that's exactly where great marketing makes the difference. So I took a leap, packed up, and moved to Miami to build it with my best friend.
